Haddad Organization - Warehouse and Office Addition

Haddad Brands is a family owned and operated company, founded in 1925. They design, produce, and distribute products for their global partners. In experiencing tremendous growth, their 255,000 square-foot facility in South Brunswick also needed to grow—to nearly 790,000 square feet. Haddad engaged Berkowsky and Associates, Inc. (BAI) to design a two-story office addition, 53’ high rack-supported warehouse addition, and 32’ high conventional warehouse addition.
The new office facade is a glass curtain wall creating a center piece to the building campus. The entry is framed with a silver metal panel canopy. A double-height atrium lobby with skylight and marble floors is outfitted with reception desk and lounge seating. Offices, break rooms, and conference rooms surround the first and second floors, accessed by the escalator with glass guard rails.
The executive wing features a lounge, fitness center with shower, board room, executive offices, dining room, executive kitchen, and outdoor patio. The kitchen features island seating and folding glass doors to open to the patio for a full indoor-outdoor dining experience. The patio is covered with a white trellis canopy.
The office building addition is complete with freight elevator and two stairwells for egress. The existing office is accessible through the addition and was refreshed with complementary new finishes.
The warehouse additions happened in four phases:

The new rack-supported warehouse required a Super Flat concrete slab allowing the specialty forklifts to reach the 53-foot height.
The conventional warehouse is centered at the back of the building and has loading docks for shipping and receiving. A loop road surrounds the site for vehicle access.
The finished project more than triples the size of the existing office and warehouse facility and is emblematic of Haddad’s continued success.
